KUALA LUMPUR: KL City Gateway Sdn Bhd is set to begin construction on the Kampung Sungai Baru redevelopment in the first quarter of 2026, following a recent announcement by Minister in the Prime Minister’s Department (Federal Territories) Datuk Seri Dr Zaliha Mustafa.
As the appointed developer, the company confirms that it had obtained the Development Layout Planning Approval and Development Order. This comes after nine years of meticulous planning, continuous stakeholder engagement and close coordination with regulatory authorities.
This redevelopment will transform eight blocks of flats and 64 terrace houses into the KL City Gateway, connecting a traditional neighbourhood with the skyline of Kuala Lumpur.
“This redevelopment is not only about physical transformation but also about uplifting the lives of the community that has long called Kampung Sungai Baru home,” said KL City Gateway Sdn Bhd director Abd Hadi Ahmad.
“We are committed to creating a legacy for future generations of Kuala Lumpur. Our priority is to ensure that the transformation of Kampung Sungai Baru embodies modern progress and maintains the local cultural identity.”
KL City Gateway is set to be a landmark destination that redefines urban living.
Located next to Kampung Baru, this modern mixed-use development introduces a fresh new dimension to the city, complementing the vibrancy of the Kuala Lumpur City Centre (KLCC) neighbourhood.
Seamlessly connected to KLCC via the Saloma Link pedestrian bridge, the upcoming High Line and direct ingress and egress to the Ampang-Kuala Lumpur Elevated Highway, the development enhances pedestrian and infrastructural connectivity.
From 2016 to 2020, KL City Gateway Sdn Bhd conducted extensive public engagement efforts, including briefings, town hall dialogues and individual engagement sessions with residents and owners of the area.
These were crucial in shaping a redevelopment approach that prioritises transparency, fairness and community interests.
As a private-initiated redevelopment project, the redevelopment has been carried out in full compliance with all applicable laws and regulations.
The acquisition of the remaining properties from owners, who did not consent to the redevelopment, was completed in full compliance with the Land Acquisition Act 1960.
All registered proprietors and other interested parties were duly compensated, with payments made as early as July 2023.
While a few individuals were dissatisfied with the compensation determined by the Land Administrator and appealed to the Kuala Lumpur High Court, all owners of the 11 flat units have reached out-of-court settlements.
Out of 31 terrace units, a portion received about an eight per cent increase in compensation, others saw no change. The remaining cases are pending a court hearing.
Following the acquisition, the Kuala Lumpur High Court granted Orders of Possession for the acquired properties on Nov 15, 2024, and Feb 28, 2025.
The project is entering the final stage of site clearance. To date, eight flat blocks have been demolished, while the vacating of terrace houses is underway and is expected to resume on Sept 11 in accordance with the court orders.
The project is set to begin construction next year.
The upcoming groundbreaking ceremony will mark the beginning of a historic transformation, turning a traditional settlement into a connected, inclusive and future-ready urban destination that sets the tone for greater Kampung Baru’s revitalisation.
